Home Insurance Guide
Homeowners insurance protects the place you live and the things in it, and covers you if someone is hurt on your property.
What a standard policy covers
- Dwelling: the structure of your home, including the roof, walls and built-in fixtures.
- Other structures: detached garages, sheds and fences.
- Personal property: furniture, clothing, electronics and other belongings.
- Loss of use: extra living costs if you have to move out during repairs.
- Personal liability: legal and medical costs if someone is injured on your property.
What it usually doesn't cover
Floods and earthquakes are normally excluded and need separate policies. Wear and tear, pests and maintenance problems aren't covered either.
What affects your premium
- Where the home is, including local weather, fire and crime risk
- The home's age, size, construction and the age of the roof
- Your claims history and, in most states, your credit history
- Your coverage amount and deductible
How to pay less
- Compare quotes when your policy renews
- Bundle home and auto with one insurer
- Ask about discounts for security systems, smoke detectors and a newer roof
- Raise your deductible if you can cover it comfortably
